Steps To Take After Evicting A Tenant

System - Thursday, October 22, 2020

Eviction is typically one of the last things that landlords want to do because every landlord knows that an eviction means can be costly and potentially lead to weeks of lost revenue.

Sadly, eviction happens to the landlord's every year, for a variety of reasons, but once the eviction has been processed and the Tenant is out of the property, it should be every landlord's goal to get their property back into rent-ready condition by following these tips.

Things to do after an eviction

Change the locks - This is the first thing that you should do after an eviction because you don't know how many copies of the key to your rental property may have made so it's best to hire a locksmith and have those locks changed out immediately.

Assess the damage - Once the locks have been changed, the next thing that you should do is assess the damage in your rental property. This is important because your goal as a landlord is to get your property back into rent-ready condition as soon as possible.

You should head over to your rental property to find out what's been damaged, needs to be repaired or replaced, then take steps to fix those damages, or make those repairs, so you can get your property back on the rental market quickly.

Clean the property - After changing the locks, and assessing the damage, the next thing that you wanted to do is clean the property from top to bottom. During this process, you also can find out if there are any other areas of the rental property that need to be repaired before you are able to rent it out again.

If the thought of cleaning your property doesn't excite you, it’s best to hire a janitorial company to come in and professionally clean your property so that you can have confidence that it’s going to be in excellent shape for your new tenants.
